General Terms and Conditions

1. booking and payment

A booking becomes binding as soon as it has been confirmed by us. Payment is made according to our payment plan:

  • The deposit of 20% of the total amount is due immediately after the booking confirmation.
  • The remaining amount (80%) must be paid no later than 14 days before arrival.
  • For bookings made at short notice, the full amount is due immediately.

If payment is not made on time, we reserve the right to cancel the booking automatically.

2. payment methods

  • Direct bookings & other platforms (except Booking.com & Airbnb): Payment by STRIPE or bank transfer.
  • Booking.com: Payment either via Booking.com according to their terms and conditions or directly via our booking system.
  • Booking via AirbnbPayment directly via Airbnb according to their guidelines.
  • Cash payments are not possible.

3 Cancellation and refund

  • Bis 8 Tage vor Anreise: Kostenfreie Stornierung.
  • ab 7 Tage vor Anreise: 50 % des Gesamtbetrags werden berechnet.
  • 5 to 2 days before arrival50% of the total amount will be charged.
  • Ab 1 Tag vor Anreise oder Nichterscheinen: 90 % des Gesamtbetrags werden berechnet.

These regulations only apply to direct bookings. Bookings via platforms are subject to the respective cancellation conditions.

4. check-in and check-out

  • Apartments in Vorarlberg & GötzensCheck-in from 15:00, check-out until 10:00.
  • Apartments in ZwieselsteinCheck-in from 16:00, check-out until 10:00.

Late arrival or early departure do not entitle to a refund.

We reserve the right to charge an additional fee for late check-out.

5. house rules

  • Smoking in the apartments is prohibited.
  • Pets are are not permitted.
  • Rest periods: Night-time quiet applies between 22:00 and 07:00. Loud noises, music, parties or other disruptive activities are not permitted during this time.
  • Parties and events are not permitted.
  • Photo shoots or commercial recordings are only permitted with prior consent.
  • Additional guests are only permitted by prior arrangement and may be subject to a charge.
  • Communal facilities are used at your own risk.
  • Garbage & cleanliness: Please leave the accommodation in a tidy condition and dispose of waste according to local regulations or according to the waste concept communicated on site.
  • Loss of key: If the key is lost, a replacement fee will be charged.

We reserve the right to charge a fee for violations of the house rules.

6 Liability and damages

  • The guest is obliged to check the apartment for damage on arrival and to report this immediately.
  • The guest is liable for any damage, loss or theft caused during the stay.

7. notification of defects & complaints

Defects or faults must be reported within 24 hours of check-in. Later complaints will not be considered and do not provide a basis for a refund.

8. force majeure

  • In the event of natural disasters, political unrest or other unforeseeable events that make use impossible, either party may terminate the contract without claiming compensation.
  • The landlord is not liable for damage to the guest's property caused by force majeure (e.g. storms, power failure, natural disasters).

9. internet/WLAN

  • Internet access is provided but not guaranteed.
  • Illegal downloads and violations of applicable law are prohibited. The guest indemnifies the landlord against third-party claims.

10. loss of personal belongings

The landlord accepts no liability for lost or forgotten items belonging to the guest.

11. construction sites in the surrounding area

  • A refund of 10 % to 20 % may be granted in the event of unannounced significant impairments (e.g. high noise levels).
  • Announced or public construction work does not entitle to a refund.

12th online presentation

Descriptions and photos may differ from reality. The contents have been compiled to the best of our knowledge, but may nevertheless vary. Such deviations do not constitute a defect.

13. additional fees

  • A final cleaning fee is charged depending on the size of the apartment.
  • The tourist tax is charged in accordance with the applicable rates.
  • Additional services can be booked for a fee.

14. contract amendments & special requests

Changes to existing bookings or special requests are only possible after consultation and may be subject to a processing fee.

15 Choice of law and place of jurisdiction

Austrian law shall apply exclusively. The place of jurisdiction is Bregenz.

17. noise pollution from surrounding restaurants

Some of our vacation apartments are located near restaurants. Noise levels caused by their operation or events do not entitle you to a rent reduction.

18. digital guest card & data processing

The guest is entitled to use the digital guest card provided by the provider. Use requires the entry of the following data:

  • Arrival & departure date

  • First and last name of the guest

  • Date of birth

  • Nationality

  • Address

  • Number of fellow travelers and their nationality

  • the ID number for foreign guests

  • Email address

This data (with the exception of the e-mail address) is used to fulfill the guest's obligation to register in accordance with § 30 of the Federal Registration Act. In this respect, data processing is based on Art. 6 para. 1 sentence 1 lit. c) GDPR. The retention period is twelve months. The data will then be deleted.

  • First and last name of the guest

  • Data on the use of benefits

are processed in order to provide the guest with the services associated with the digital guest card.

In this respect, data processing is based on Art. 6 para. 1 sentence 1 lit. b) GDPR. The provider uses the company vOffice GmbH, Am Holm 25, 23730 Neustadt i. H. as a processor for the processing of the registration obligation via the guest card, as well as for the processing of the fulfillment of the obligation to provide the guest card for the purpose of claiming benefits. The data will be deleted if any claims of the guest based on the provision of the guest card are time-barred, namely three years after the end of the year in which the claim arose.

With the confirmation of the booking, the guest is obliged to provide all necessary data of all travelers in due time. We reserve the right to provide the necessary arrival information only after receipt of this data.
